We are not looking to take over the relationship. The owner or the association is our client, you keep the relationship you have, and we work the claim. On a building held by a single owner or entity, that same work runs as a commercial property claim.

• The person authorized to sign the letter of representation: board, owner, or authorized agent

That is all we need to get started. We do not cold call residents, and we do not contact unit owners or tenants unless the client asks us to.

Initiating the Claim Process

Same day call and inspection. Reach out and we call you back the same day and get on site within 24 hours. There is no fee for the initial inspection.

Once we have reviewed the relevant documents and completed the inspection, we enter into an agreement known as the letter of representation with the party authorized to sign, whether that is the board, the owner, or an authorized agent. That agreement is what allows us to act on the client's behalf, and any fee is set out in it, in writing, before we are retained.

We work on a contingency basis. We are not paid until you are paid.

That puts us on the same side of the table as you. Taking on a claim we do not believe in costs us our own time and resources, so we do not take one just to take it. If we tell you a loss is worth pursuing, we are putting our own work behind that opinion.

From there we run the claim start to finish:

• Document the full extent of the damage to the property
• Prepare and file the claim with the carrier
• Bring in experts to opine if needed in the case
• Handle carrier inspections, document requests, and negotiations
• Report to the board, the owner, or whoever the client designates
